Just a few weeks ago, I was asked to measure a home on Cedar Grove in Lochsa Falls.  MLS and Tax records state around 3,332 square feet. 

I measured 2,999 SF, or 10% smaller than stated in MLS.

After looking at tax records, they show the home as SINGLE level when it a 1.5 Story.  Called the county appraiser, he says something like..."the home is about 3,015 SF....looks like we have the old plans input in the tax records"

Not to mention the functional layout issues in the home. The poor placement of the den, small familyroom and small dining area was one of the worst lay-outs I have seen.  The hallway needed to enter the den makes the familyroom very small and removed a much needed wall to place a couch.

It pays to measure homes correctly!
