Sold Distribution Curve

A measurement of how the market moved. The distribution curves shows how much of each price segment is being sold in a specific time period, usually 12 months. The curve below shows the yearly curve from 2004 to 2010.

I added the years at the top of the curve, and RED arrows to jump from peak.

Summary of the last few years.

2004 to 2005 – Volume increased, and average sold price increased.

2005 to 2006 – Volume decreased, and average sold price increased.

2006 to 2007 – Volume decreased, and average sold price stayed the same.

2007 to 2008 – Volume decreased, and average sold price decreased

2008 to 2009 – Volume increased and average sold decreased.

2009 to 2010 – Volume increased and average sold price stayed the same.

The 2009/2010 are nearly on top of each other.  Don't forget, the area below the line is the amount sold.

 

Forecast the future ? (Ada County)

2010- 2011 - Volume increase and average sold price decrease.

2011 – 2012 – Volume increase and average sold price stayed the same

2012 – 2013 – Volume increase and average sold price increase.

Any other guesses?
