Some of the below data it taken from IMLS.  The information it edited and reviewed for format and context. 

Done with 2009 and the decade!  2009 Finished better than 2008...the record low year.  Now if Treasure Valley can work thru the distress sales to help improve the average sold price and sales ratio.

Good Ada Dec-09 sales change was 19.71% better than last year.

Good  Canyon Dec-09 sales change was 40% better than last year.

Bad  Ada County had a -44.59% swing in sale based on seasonal change! (From 10.73 to -33.86%) Volume went up from Nov-Dec in 2008, while in 2009 volume went down from Nov to Dec

Bad  Canyon County had a -16.45% swing in sale based on seasonal change! (From -15.863% to -32.31%).  Volume went down more from Nov to Dec in 2009 than 2008.

Bad  Ada County 12 month average monthly change in sold price was negative 0.61%.

Bad  Canyon County 12 month average monthly change in sold price was negative 1.66%.
