Below is one method to develop a growth trend. This shows the AVERAGE YEARLY change in home value, broken down by Quarter from 2005 - 2009. 

How is this done?   Find the same home selling at two different times, which provides with the slope of the line to develop a trend graph.  Now do this 35,000 + times, the get the below picture.

If you forgot, the bail-out was Oct-2008. Can you spot this on the graph?
