TIME ADJUSTMENTS - SUPPORTING DATA Updated 1/19/2010 (For all you local appraisers, I did the math for you)
Method 1 Time Adjustments based on 3 Month Rolling Average Sold Price (click to open)
Pros: Most people like average and understand it.
Cons: When working with smaller data sets (just one MLS Area, like Eagle) and when you have a $3,000,000 sale (10 times the average sold price) it will skew the figures. This is is why you must also consider the Meidan Sold Price.

Method 1A Time Adjustement Summary based on 3 Monthly Rolling MEDIAN Sold Price
Pros: Removes the high and low swing. Is very close to Average Sold Price with large data sets. A more reliable method to show trend direction change with small data sets.
Cons: Will not show when you have a handful of high price sales, such as over $1,500,000 when banks liquidate REO inventory.

Method 2 Time Adjustments - Based on Match Pair (Same Home Selling Twice over Time)
BOISE EAGLE MERIDIAN
Pros: Your comparing apples to apples. Same address sold at two different times.
Cons: Homes typically have over 1 year hold time, therefore it will lag in showing the trend, esp in a steep downward market.
Hard to get information.
This is why the above Boise graph does not go "negative" until 2008.
Method 3 Use Government Published Data
Pros: Easy to get. No real work involved.
Cons: Semi-generic. Not specific to an area, subdivision, MLS Area, type of home.
The data will SLIGHTLY change due to MLS "closed" date is not input into MLS sometimes 4 - 5 days after month end. I ususally pull the data 2 -3 days after month end, missing about 30 - 50 sales. Therefore months are updated mid-month. It will typically just change the "count", not the average sales price.
