I have to wonder when I see listing which are over the top! Without picking on any one address, I will give an example.
Looking at 3 bed, 2 bath, 2 car in Caldwell...say MLS 1280. To keep it simple, only single level, below 1400 SF built after 2000.
Do you really think someone will pay $140,000 for 1386 SF CBH Home in today's market?
Do you really think an appraiser could make this value?
