Mountain Home really held off the fall in average sold price, until the last year.  The drop is due to growing distress sales.

1 out of 3 sold homes are distress in 2010, per IMLS data.

Distress sale = "YES" reply from agent on REO, Short Sale or Foreclosure
Typical sale = "NO" reply from agent on REO, Short Sale or Foreclosure
 

Also, of the 298 active listings in Mt. home, 57 (19%) are distress listings.
