The data below shows the 386 active listings in Eagle, Idaho as of today.

The first table is all listings, then "TYPE" of home.

Summary...Eagle has 35% distress listings with about $210,000 difference between a Typical and Distress listing.

Eagle has sold nearly 50% distress sales from Jan -Sept in 2010, and currently at 35% active listings. So, projecting forward the next 3 - 6 months, Eagle with have atleast 35% SOLD distress sales, more likely to grow to 40% - 50%.

Distress = Agent replied “YES” to REO, Short Sale or Foreclosure.
Typical = Agent replied “No” to REO, Short Sale or Foreclosure
.

The "To be built"  can skew the figures, making the appear better than actural, since any builder and list "To be built" homes, waiting for a buyer.

Of the 386, 12 are listed at "To be built" (3.1% of listing)
Of the 386, 42 are listed built in 2010 (10.9% of listings)
