I was able to speak and listen at Ada County First Annual Real Symposium last week. During the 1-1/2 hour meeting lots of great points came up, from different viewpoints.

One topic got me thinking, maybe I should also show the distress sales not only by MLS area, and city..but by Price Range.

So, below are the data tables and visual graph to recap the first 3 months in 2011 for Ada and Canyon County.

Summary: If sold below $120,000 in either County, over 70% was distress sales.

In Ada County, higher sales there were less distress, except over $500,000.

Canyon County few sales over $240,000 and most were distress. (Except $260,000-$280,000)
