More importantly, the breakdown by price range. If the home priced below $75,000 it's competing in 83% - 94% distress sales. Knowing what the price distribution curve for Canyon County looks like (see GRAPHS - Graph 16), most homes in Canyon County are sell below $125,000 in 2010.
Worth pointing out, looking at homes over $500,000. There is 20 Active listing and only 1 is distress. There was only 3 sold homes in Canyon County over $500,000 in 2010, so if my math is right 20/3= 6.6 years supply of inventory? Experience tells me, there seems to be some overpriced listings in Canyon County.
