How to read this chart?

There is 10,327 data points.  4,488 Active and 5,839 Sold (last 12 months)

I created $15,000 "Price Buckets", and counted the number in each price segment, then graphed them.

If the average sold price is projected to DECREASE, the active line (blue) with shift more left.

If the average sold price is projected to INCREASE, the active line will shift more right.

When the ACTIVE line crosses the SOLD line (red), it indicates over 1 year of supply for that price segment.

Keep in mind...the blue line is BEST case... if everything sold at the current list price, which we all know will not happen, since Ada County is running at least 90% sales ratio.

Does this mean Ada County is headed for another year of the average sold price to decrease? 

You be the judge.
